The guide

The neighborhood at a glance

A playground at a Greenwood community park

Greenwood was the first single-family detached community built in Tustin Legacy, the 1,500-acre redevelopment of the former Marine Corps Air Station. It opened in May 2015 under Standard Pacific Homes (later CalAtlantic, now part of Lennar), with the Huntley collection built by Brookfield Residential. The community's 375 homes sit between Jamboree Road, Moffett Drive, and Park Avenue, with the main entrance on Victory Road — an easy walk to The District.

The homes

Greenwood is organized into four collections — Sheldon, Huntley, Crawford, and Stafford — ranging from about 1,860 to over 4,100 square feet, up to five bedrooms. Styles rotate through Santa Barbara, Craftsman, Bungalow, Cottage, and Monterey, which keeps the streetscape varied rather than cookie-cutter.

Because everything here was built 2015 or later, you get modern floor plans, current energy codes, and systems that haven't hit replacement age. Recent listings have ranged roughly from the high-$1M's to the mid-$2M's depending on collection and lot.

The Legacy Club & Ron Foell Park

Residents get The Legacy Club — a private clubhouse with a pool, spa, splash pad for the little ones, catering kitchen, covered outdoor living room, fire pits, and BBQs. Next door, the six-acre Ron Foell Park adds an amphitheater, a full basketball court, two bocce courts, two play structures, and a big event lawn that hosts community gatherings.

Schools

Greenwood sits west of Jamboree Road, which puts it in Tustin Unified School District. Heritage Elementary opened right in Tustin Legacy in 2016, and Legacy Magnet Academy — TUSD's grades 6–12 magnet focused on technology, innovation, design, and entrepreneurship — is also in the neighborhood. Magnet enrollment is application-based and assignments can change, so I verify current school placement for any specific address before you commit.

Location & getting around

This is arguably Tustin Legacy's most walkable address: The District's restaurants, Whole Foods, and movie theater are steps away, Veterans Sports Park is nearby, and the historic blimp hangars are your local landmark. Drivers reach the 5, 55, and 261 in minutes, and the Tustin Metrolink station is close for rail commuters.

What buyers should know

The community is governed by the Greenwood in Tustin Legacy Maintenance Corporation (professionally managed), and like the rest of Tustin Legacy it carries Mello-Roos special taxes that vary by parcel — I pull exact figures from the tax roll for any home you're considering. Newer construction also means original-owner homes with upgrades worth itemizing when we evaluate price.
