The neighborhood at a glance

Columbus Grove sits right on the Tustin–Irvine border as part of the Tustin Legacy plan area — the former Marine Corps Air Station whose giant blimp hangars still anchor the skyline. Built roughly between 2005 and 2012 by a Lennar and William Lyon Homes venture, the community spans both cities: six neighborhoods on the Tustin side (Ciara, Westbourne, Cantara, Clarendon, Madison, and Ainsley Park) and four in Irvine (Savannah, Lantana, Kensington Court, and Alexandria).

What you notice first is the trees. Sycamore-lined streets, generous greenbelts, and front porches give Columbus Grove a settled, walkable feel that newer communities are still growing into.

The homes

The Tustin side counts roughly 465 residences ranging from condos and townhomes to detached single-family homes — about 1,436 to 3,713 square feet, one to five bedrooms. Architecture leans traditional: Craftsman, California Bungalow, Farmhouse, and Colonial Revival.

Parks, pools & amenities

The Columbus Grove Community Association runs two pool facilities — the Grove Pool on Sonora Street in Tustin and the Sweet Shade Pool on the Irvine side — plus a rentable Great Room clubhouse, playgrounds, a sport court, outdoor fitness stations, and BBQ and picnic areas. Association dues vary meaningfully by tract (roughly $185–$412 a month, and some homes pay both a master and sub-association) — a detail worth confirming before you write an offer.

Schools: the Irvine USD advantage

Here's the fact that surprises people: every Tustin Legacy home east of Jamboree Road — which includes all of Columbus Grove, even the homes with Tustin addresses — is inside Irvine Unified School District boundaries. For many families that's the whole reason to look here: Irvine schools without the Irvine price tag.

Location & getting around

Columbus Grove is framed by Jamboree, Warner, Harvard, and Moffett. The District at Tustin Legacy is minutes away for groceries, restaurants, and a movie; The Market Place and Diamond Jamboree are a short drive. Commuters get quick access to the 5, 55, and 261, and John Wayne Airport is about ten minutes out.

What buyers should know

Like most of Tustin Legacy, Columbus Grove carries Mello-Roos special taxes tied to community facilities bonds — the amount varies by parcel, so I pull the exact figure from the tax roll for any home you're considering. Factor it alongside HOA dues when comparing monthly costs against nearby neighborhoods. None of this is a dealbreaker; it just belongs in an honest math conversation before you offer.
